ROOM
The room is located on the second floor, left-hand apartment, and is identified as 2L2 within Apartment VICTOR.
At approximately 20 m2, it is the largest of the three bedrooms.
The room is bright and pleasantly proportioned. Good insulated glazing provides additional quiet when the window is closed and helps keep the room comfortable during winter.
Current basic furnishings include:
• single bed, 90 × 200 cm
• high-quality comfort mattress
• slatted bed base with adjustable head and foot sections
Please note: The desk, desk chair and armchair with the white cushion visible in one of the photos are not included in the current furnishings. A desk and a chair can be provided upon request.
Occupancy and third-party use
The room is intended for single occupancy only.
Subletting, transferring the use of the room to another person or accommodating an additional resident requires the landlord's prior express consent by email.
APARTMENT
The shared kitchen is equipped for normal everyday use and includes:
• large fridge-freezer with three separate freezer drawers
• microwave
• kettle
• toaster
• washing machine
• separate tumble dryer outside the kitchen
Each room has its own kitchen storage space.
Basic cookware, crockery, glasses, cutlery and cooking utensils provided by the landlord may also be used where available.
The apartment has a daylight shower bathroom with a large washbasin and a separate toilet with window and small washbasin.
INTERNET & OPTIONAL ITEMS (Bedding)
Wi-Fi – fast for everyday use; intensive use by arrangement
Fast Wi-Fi is provided free of charge for normal everyday use, including occasional home office, as an additional courtesy service and is not part of the contractual rental accommodation.
The connection is generally reliable and suitable for normal everyday use, including occasional home office. However, no specific speed, bandwidth, uninterrupted availability or suitability for demanding professional or entertainment-related use is guaranteed.
Intensive use, particularly regular home office, bandwidth-heavy online gaming or large data transfers, should be discussed with the landlord in advance.
If unusually intensive use significantly affects the connection available to other residents, the landlord may require the tenant to use a separate internet solution at their own expense for such activities. Flexible mobile internet options may be suitable for this purpose.
Bedding
Subject to availability, a duvet, pillow and hygienic mattress protector may be provided on request, free of charge for the first two weeks. Any charges for use beyond the first two weeks will be agreed in advance.
LOCATION
The location is one of the main advantages of the accommodation.
The building is situated in Esslinger Straße, close to Frankfurt Central Station and directly adjoining the attractive Westhafen area.
The River Main and Westhafen promenade are only about a minute away on foot. The city centre can also be reached quickly by walking, public transport or e-scooter – including pleasant routes along the river that avoid the busiest parts around the station.
S-Bahn, U-Bahn, buses and tram connections are all within easy walking distance.
Despite the central location, the property lies in a quiet side street away from the main traffic routes.
The table and chairs in the shared courtyard, as well as the private garden, are not part of the rental.
RENTAL TERMS & TEMPORARY USE
This furnished room is offered for temporary residential use in connection with a specific, time-limited housing need, rather than to meet an indefinite need for accommodation.
Examples include a fixed-term internship, a temporary professional assignment, a visiting research stay or another clearly defined short-term purpose.
Applicants are asked to explain the specific reason for their stay and its expected duration when making a booking enquiry. If the temporary purpose is not sufficiently clear from the initial enquiry, further clarification or reasonable supporting documentation may be requested before the booking is accepted.
The initial rental period may be up to 12 months, provided that the actual circumstances support temporary use for the agreed duration. The individual rental period is determined by the confirmed start and end dates.
An extension is possible only by separate mutual agreement and requires a continuing, sufficiently justified temporary housing need. Extensions are not automatic. The tacit extension of the tenancy under Section 545 of the German Civil Code (BGB) is excluded.
Contractual basis
The rental agreement is based on the confirmed HousingAnywhere booking, the conditions set out in this Description as made available to and accepted by the tenant before the booking becomes binding, and any additional or differing arrangements expressly agreed by both parties in the HousingAnywhere chat before booking confirmation.
Individually agreed arrangements take precedence over conflicting standard conditions.
A separate signed rental document is not routinely issued for the initial booking, unless required by law or separately agreed.
COSTS
—HousingAnywhere charges its own booking and platform fees separately—
• Monthly rent – duration-based pricing
The standard base rent is the monthly rental amount displayed in this listing.
The agreed all-inclusive rental flat rate depends on the rental duration:
- Under 3 months: base rent increased by 14%
- 3 to under 6 months: base rent increased by 9%
- 6 months or longer: standard base rent
The duration-adjusted amount is rounded down in the tenant's favour to a figure ending in 0 or 5.
All applicable adjustments form part of a single all-inclusive monthly rental flat rate, covering the usual utilities, heating and standard running costs. Complimentary Wi-Fi is described separately under INTERNET & OPTIONAL ITEMS.
• Rent payment
Except for the initial rent payment handled through HousingAnywhere and any expressly agreed alternative payment arrangement, rent is payable monthly in advance, no later than the third working day of each calendar month, by bank transfer or another payment method expressly agreed by both parties.
Any bank transfer fees must be borne by the tenant and must not be deducted from the agreed rent.
• Heating season (1 October – 15 May)
During the heating season, the agreed all-inclusive monthly rental flat rate is increased by €50.
This seasonal adjustment forms part of the overall rent. It is not a separately billed heating charge or an advance payment, and is not calculated according to individual heating consumption or actual heating costs.
• Maintenance cleaning of shared areas
The agreed all-inclusive monthly rental flat rate will increase by €30 per month once regular maintenance cleaning of the shared areas begins.
The first cleaning is planned for around mid-November 2026. It might be 1 December. Thereafter, cleaning will normally take place approximately every one or two weeks, with the frequency and scheduling determined by the landlord.
The €30 increase forms part of the overall rental flat rate. It is not a separately billed cleaning charge and is not calculated according to individual cleaning visits or actual cleaning costs.
Changes in occupancy:
- Three occupied rooms: The regular cleaning arrangement continues.
- Two occupied rooms: Cleaning normally continues without any additional increase in the remaining tenants' rent. The landlord bears the additional cost resulting from the vacant room. However, the landlord may decide to discontinue regular cleaning.
- Only one occupied room: Regular maintenance cleaning will be discontinued.
If regular cleaning is discontinued, the €30 increase will no longer apply to the affected tenancies for the corresponding period.
The beginning and, where applicable, the end of any such adjustment will be confirmed by email. Any resulting credit will be recorded in the tenant's favour and, where legally permissible, included in the final security-deposit settlement.
Final-cleaning costs and the applicable conditions are explained in the following section.
FINAL CLEANING
- Stays of 1 to under 3 months: €50
- Stays of 3 months or longer: €80
The final-cleaning amount may be reduced by 50% if the room and the shared areas, facilities and appliances used during the tenancy are left in a particularly clean and orderly condition, insofar as this is within the tenant's responsibility.
The applicable amount is determined upon move-out and included in the final security-deposit settlement.
SHARED LIVING & ACCESS
A pleasant shared home depends on mutual respect, consideration and everyday cooperation.
All residents remain responsible for keeping the kitchen, bathroom, toilet and other shared areas clean and tidy in everyday use, regardless of whether regular maintenance cleaning is provided.
If smoking takes place in the courtyard, a sufficient distance from the stairwell entrance must be maintained, or the door must be kept closed to prevent smoke from being drawn up through the stairwell (the “stack effect”).
Heating and ventilation
Residents must ensure adequate ventilation to prevent moisture and mould while avoiding unnecessary energy waste. During cold weather, windows must not be left open for prolonged periods, particularly while heating is running. Windows opened for ventilation must be closed afterwards.
Management and access to shared areas
As the rooms are rented individually, the shared kitchen, bathroom, toilet and other communal facilities remain subject to the landlord's ongoing management and maintenance.
The landlord or authorised persons may regularly access these shared areas at reasonable times for cleaning, checking their condition, inspecting and maintaining appliances and technical installations, monitoring heating and ventilation, preventing damage or unnecessary energy waste, investigating potential problems, carrying out repairs and managing room changeovers.
Routine access for these purposes does not require separate appointments with each resident. The shared areas may also be shown to prospective tenants, including at short notice.
More extensive work likely to cause significant disruption will be announced in advance in text form, except where immediate action is necessary.
Viewings of occupied rooms
Although in-person viewings before booking are not part of the usual HousingAnywhere booking process, rooms are also offered through other channels, including personal referrals and other rental platforms.
Brief viewings with prospective tenants may therefore be required, sometimes several months before the agreed rental end date.
The landlord or an authorised representative may arrange viewings with prospective tenants who have expressed a concrete interest in renting the room.
Advance notice:
- During the final 42 calendar days of the tenancy: at least 48 hours.
- Earlier in the tenancy: at least four calendar days.
The landlord will specify the proposed date and time by email or (hidden). Tenants must cooperate in providing access at reasonable times and promptly communicate any legitimate scheduling difficulties so that a practical alternative can be arranged.
Scope of viewings:
Each viewing will normally last no more than two minutes inside the room. It will be limited to a general impression of the space, the outlook and, where relevant, the window's sound insulation.
Drawers, wardrobes and other personal storage areas will not be opened, and no photographs will be taken. The landlord or authorised representative will knock and allow time for a response before entering.
Tenants are kindly asked to ensure that their rooms are reasonably tidy, clean and well ventilated when viewings have been announced, wherever practicable.
Pre-booking agreement on room access
Due to the particular nature of our individually managed temporary room rentals, booking acceptance requires prior agreement on a clearly defined procedure for brief, advance-notified room viewings, including viewings during the tenant's absence and the authorised retention and use of a spare room key.
The proposed arrangements and privacy safeguards will be explained in the HousingAnywhere chat and discussed individually before booking confirmation.
Fire safety – annual smoke alarm inspection
For fire safety reasons, all smoke alarms throughout the building, including those in private bedrooms, are inspected annually by a qualified chimney sweep appointed by the landlord. The inspection usually takes place in spring.
This essential safety measure protects all residents and requires access to each room.
The annual inspection will be announced in good time by a written notice posted on the inside of the entrance door of each shared apartment.
Tenants must ensure that access is possible at the announced time or promptly report any legitimate scheduling difficulties.
Where expressly agreed in advance, the authorised chimney sweep may also carry out the inspection during the tenant's absence, using a securely retained spare key.
MINOR REPAIRS & DAMAGE TO SHARED FACILITIES
Condition at move-in
The room and shared facilities are prepared for handover in proper condition, except for any previously disclosed defects or damage.
Tenants must check their room and the shared facilities upon moving in and report any visible pre-existing defects or damage in text form by the end of the calendar day following move-in.
Photographs may be included but are not required.
Minor repairs
Minor repairs concern small repairs to fixtures and fittings subject to the tenant's frequent and direct use, such as taps, door handles or light switches.
Where a valid minor-repairs provision applies, the cost limit is €150 per complete repair, with a maximum total of €300 per rental party within any 12-month period. If the total cost of an individual repair exceeds €150, no partial contribution is payable under this minor-repairs provision.
The landlord remains responsible for arranging repairs.
Normal wear and tear resulting from proper use is not considered damage, and tenants are not liable for it.
Damage caused by a specific person
Damage resulting from improper use, negligence or intentional conduct is treated separately from ordinary minor repairs.
This includes, for example, blockages of kitchen sinks, toilets or drains caused by unsuitable materials or improper disposal.
Where the responsible person can be identified, that person may be held liable for the necessary repair costs in accordance with applicable law.
Shared facilities – where no responsible person can be identified
If damage occurs in a shared facility and no responsible person can be identified, the circumstances and possible causes will first be examined.
In such cases, the landlord may propose a voluntary cost-sharing arrangement, contributing 25% of the documented costs, with the remaining 75% shared equally among the rental parties occupying the apartment.
Depending on occupancy, the proposed contributions would be:
- Three rental parties: 25% per party.
- Two rental parties: 37.5% per party.
- One rental party: 75% for the sole party.
Such an arrangement requires the express agreement of the parties concerned in the individual case. No tenant is automatically liable merely because the actual cause or responsible person cannot be established.
Prompt reporting and prevention of damage
Every tenant must report without undue delay any damage, malfunction, leakage, blockage, moisture, signs of mould or other problems noticed in their private room or the shared facilities, regardless of who may have caused them.
This reporting obligation applies to each tenant individually. Tenants must not simply assume that another resident has already informed the landlord.
Where a tenant culpably fails to report a known or reasonably recognisable problem without undue delay, that tenant may be held liable under applicable law for additional damage resulting from the failure to report.
All residents must take reasonable care to prevent avoidable damage, particularly through appropriate heating, ventilation and responsible use of shared facilities.
Repairs and alterations must be coordinated with the landlord, except where immediate action is necessary to prevent further damage.
SECURITY DEPOSIT & FINAL SETTLEMENT
Deposit
• One-month stay
Refundable security deposit: €400.
• Two-month stay
- Standard refundable security deposit: €1,200.
- Alternatively, a reduced deposit of €400 may be agreed if the tenant voluntarily chooses to pay the full rent for both months in advance, before key handover.
• Stays longer than two months
Standard refundable security deposit: €1,200.
• Bank guarantee option
For stays of two months or longer, a suitable bank guarantee may be considered as an alternative to the standard cash deposit, subject to the landlord's prior approval.
The issuing bank and the exact guarantee terms must be agreed with the landlord before the guarantee is arranged.
This option may help tenants preserve liquidity by reducing the amount of cash tied up as security.
Final settlement
Following the end of the tenancy and the complete return of the room and all keys, the landlord will prepare the final security-deposit settlement.
Fast-track settlement and refund
Provided that all rent due, including the rent for the final rental period, has been paid in full, the accommodation has been returned in proper condition, and no outstanding claims require further clarification, the landlord undertakes to complete the final settlement and refund the remaining cash security-deposit balance within seven calendar days after the tenancy has ended and the room and all keys have been returned.
The settlement will take account of the applicable final-cleaning amount, any outstanding contractual payments and any credits in the tenant's favour.
The security deposit must not be used by the tenant as a substitute for the final rent payment.
If the conditions for expedited settlement are not met, the security deposit will be settled and any remaining balance refunded in accordance with applicable legal requirements.
Where a bank guarantee has been provided instead of a cash deposit, its release will be arranged promptly once it is no longer required as security for any outstanding claims, subject to the issuing bank's procedures.
STRICTLY NON-SMOKING & NO OPEN FLAMES
Smoking, vaping and the burning of incense, incense sticks or similar smoke-producing products are strictly prohibited throughout the building, including private rooms, shared areas, stairways.
These restrictions also apply at open windows.
Open flames, including candles, tea lights and similar items, are not permitted anywhere inside the apartments. Normal operation of installed cooking and heating appliances, including gas appliances where present, is expressly exempt.
These restrictions protect all residents against fire hazards and help preserve the furnishings and interiors from smoke, soot and premature deterioration, particularly in view of the frequent tenant changes and short rental periods.
DIRECT LANDLORD CONTACT
The accommodation is personally managed, with direct landlord contact for rental and practical matters.
The focus is on clear arrangements, reliable communication and a respectful, easy-going shared-living environment.
