The building is situated in Esslinger Straße, on the edge of Frankfurt's Bahnhofsviertel and directly adjoining the attractive Westhafen area. Frankfurt Central Station, the River Main and the Westhafen promenade are all within a few minutes' walk. Despite this exceptionally central setting, the building is located in a traffic-calmed side street, away from the busy main roads. The room itself is very quiet, and with the window closed there is virtually no outside noise. S-Bahn, U-Bahn, buses and several tram lines are within easy walking distance. Cafés, restaurants, international grocery stores, a pharmacy and everyday shopping facilities are also available in the immediate surroundings. The location therefore combines excellent connectivity with a surprisingly calm residential setting – particularly convenient for anyone coming to Frankfurt for work, an internship, studies or a temporary professional assignment. THE FLEG CONCEPT The accommodation is part of FLEG – Furnished Lodging Easy Going, a personally managed shared-living concept within this historic family-owned building dating from 1897. The concept is primarily intended for young professionals, interns, trainees, researchers and international students staying in Frankfurt for a limited period. The emphasis is on privacy, mutual respect, consideration and reliability, combined with direct and uncomplicated landlord support whenever needed. ROOM The room is located on the first floor of a shared apartment and has recently undergone extensive renovation. It offers: • approx. 17 m2 • high ceiling • exceptionally smooth, professionally finished white plaster walls • freshly painted ceiling • new high-quality vinyl flooring • private en-suite shower room with large washbasin • large solid wooden bed with two 90 cm mattresses • desk with an extendable section that can also be used as a dining table • two chairs • office chair • small chest of drawers with two deep drawers • bedside table • decorative wall art Particular care was taken with the wall finish: the pure white plaster has been finely and smoothly sanded, giving the room a particularly clean and refined appearance. The furnishings themselves are deliberately simple and functional rather than elaborate. The extendable desk can be used for working, studying or dining, with two chairs placed around it when required. Pictures on the walls and the clean white surfaces give the room a pleasant, homelike atmosphere. At the same time, one complete wall has deliberately been left free so that the room remains spacious and not overloaded with furniture. The only major item of furniture not provided is a wardrobe. If required, a simple clothes rail or similar solution can easily be added by the tenant. A suitable temporary blackout covering will be provided so that the room can be properly darkened at night. Curtains will be added at a later stage. APARTMENT The kitchen and separate toilet are currently shared with just one other resident, providing a relatively private shared-living arrangement. There is no paid maintenance-cleaning service for the shared areas. Both residents are expected to coordinate with each other and keep the kitchen, toilet and other shared areas clean and tidy. A washing machine in the shared kitchen can be guaranteed from 15 October 2026 onwards. Before that date, washing-machine availability cannot be guaranteed. Until then, several laundromats in the immediate surrounding area are available and are also used by other residents in the building. There is currently no Wi-Fi connection provided in the apartment. It may be possible to access an existing Wi-Fi signal from elsewhere in the building if the tenant provides a suitable Wi-Fi repeater/signal booster. However, this cannot be guaranteed and is not included as part of the rental agreement. RENT & CONDITIONS The minimum rental period is one month. For rental periods of less than two months, the rent is calculated exclusively in fixed half-month blocks: • 1st–14th of the month, with check-out and room/key return by 10:00 a.m. on the 15th • 15th–end of the month These are fixed calendar-based rental blocks. If the actual move-in or move-out date falls within a block, the full block is charged. The rate for rental periods of less than two months is: • €500 per half-month block, without washing-machine use For rental periods of two months or longer, the monthly rates are: • €790 per month without washing-machine use • €840 per month including washing-machine use All rates are all-inclusive and include the usual utilities, except washing-machine use where this is not included in the applicable rate. SPECIAL RATE DURING MAJOR FRANKFURT TRADE FAIRS For rental periods of less than two months, a 100% trade-fair surcharge applies to any half-month rental block that includes one or more days of a major trade fair in Frankfurt. This increases the rate for the affected half-month block from €500 to €1,000. The surcharge applies only to the half-month block or blocks containing trade-fair days. Any other half-month block included in the rental period remains at the regular rate of €500. Before booking, please indicate the total period you are currently planning to stay. For longer intended stays, an initial shorter booking period may be agreed first. The further rental period can then be confirmed in writing shortly after move-in. BOOKING, PAYMENT & SECURITY DEPOSIT The monthly base rate shown in the listing is €790, corresponding to the regular monthly rate for rental periods of two months or longer without washing-machine use. For rental periods of less than two months, the short-term rates described above apply. Any difference between the amount collected through HousingAnywhere at the time of booking and the total rent due under the applicable short-term rate must be settled no later than at the time of key handover. Where there is sufficient time between booking and move-in, payment of any outstanding balance before the move-in date is strongly preferred. Once the required rent and security deposit have been received in full, the move-in and key handover can be arranged particularly easily and, where suitable, the keys may also be deposited for collection. The security deposit is: • €400 for rental periods of less than two months • €1,400 for rental periods of two months or longer OCCUPANCY / SECOND PERSON The rates above are based on occupancy by one person. Up to four occasional overnight stays by a second person per month are generally possible without an additional charge. Any additional overnight stays must be discussed and agreed with the landlord in advance. If the room is regularly or permanently occupied by two people, a 25% surcharge applies to the applicable rental rate. AVAILABILITY The room is available immediately and is currently expected to remain available for approximately 6–12 months. The exact possible duration can be discussed before booking. ANMELDUNG A Wohnungsgeberbestätigung for Anmeldung can be provided between the third and seventh day after move-in. STRICTLY NON-SMOKING – WITHOUT EXCEPTION This is a strictly smoke-free apartment. Smoking or vaping is not permitted anywhere inside the apartment or the room, including at an open window and without exception. This rule is particularly important because tobacco smoke can penetrate walls, furnishings and other surfaces, leaving persistent odours that are clearly noticeable to non-smokers and can significantly affect the quality and atmosphere of the room. Any violation may therefore put the security deposit at risk, particularly where cleaning, odour removal, redecoration or other remedial work becomes necessary.
