Object description:

The typical Berlin old fashioned building apartment is located directly at the  Kottbusser Damm near Hermannplatz in the front building 3rd floor. The area offers very good public transport connections as well as a variety of restaurants, bars, clubs and shopping opportunities. Paul-Linke Ufer is a 10 min walk away as well as Weserstrasse and Gräfekiez. The location is for us the best you can currently have in Berlin.

The apartment was completely renovated 3 years ago with lots of nice details. The apartment has floorboards, wooden doors, wooden windows and typical “Altbau” features like a fireplaces in one of the living rooms, a cooking machine in the kitchen, over 3m high ceilings with stucco and a balcony. The living rooms and the balcony are located to the southwest side, which gives you a lot of light all day. The bedroom, bathroom and kitchen are located to the backyard. The neighbourhood in the house complex is very diverse and very welcoming. You have from old berlin based peolpe to families and students a colourful mix of super interesting and dear neighbours, with whom you can also meet in the beautiful backyards or at Mehmets Späti in the house.

One bedroom, bathroom, kitchen, 2 living rooms and balcony are rented fully furnished. The furnishings are high quality and tasteful. The kitchen is 3 years old and fully equipped with new appliances. Refrigerator, dishwasher, oven, gas stove. In the kitchen there is a table for 3-4 people to sit and eat.  The kitchen is equipped with all necessary cooking utensils. Directly connected to the kitchen is a small chamber in which the washing machine with dryer (combi) is located.

The bedroom is equipped with a closet and futon bed, or bed with steel frame depending on your wish (photo bed with steel frame is from another room). Bed linen and comforter can be provided if necessary.

The very spacious bathroom has an extra shower and large bathtub along with toilet, sink and dresser. The rack for drying clothes can be pulled under the ceiling above the bathtub by a pulley.

Both living rooms are directly facing the Kottbusser Damm and are very bright. The first living room has a small landing and a very large window front. There is a comfortable couch with recamiere along with couch in the room. A large dining table and wired chairs invite you to dine. The second living room has a small couch and bookshelf. The room has a fireplace. You can use the room very well for doing yoga.

We can also provide a office desk on request. All rooms are equipped with Sonos sound system. There is a fourth room in the apartment that we keep locked and it is not rented out.

Our cleaning help will continue to come clean the apartment every 2 weeks for 6 hours each time and is included in the rent.

Currently, the attic is being developed in the front building and a scaffold was mounted accordingly in front of the facade. The work was already started in August 2022 and will continue until the summer of 2023. There is no interference with the work in the front buildings staircase, because the accesses are made via the backyard. Nevertheless, there is always construction noise. I could so far use the apartment well as a home office, but you should take into account that there is noise every now and then.

The subletting has been approved by the property management. The landlord and property management will be informed accordingly about the new tenant-in.
