My family has been connected to this historic building, dating back to 1897, since shortly after World War II, when my maternal grandparents, refugees from Transylvania, rebuilt the war-damaged property and started a new life in Frankfurt. Since then, the building has remained family-owned and personally managed. Over the decades, what was once a rather overlooked neighbourhood has developed into one of Frankfurt's most attractive urban areas. FLEG is intended for young professionals, interns, trainees, researchers and international students who are coming to Frankfurt for a limited but meaningful period of time. The shared apartments are primarily suited to applicants between 21 and 36 years of age. The aim is to create a welcoming multicultural atmosphere where people from many different countries and cultures feel equally at home. Mutual respect, consideration and reliability are therefore among the most important principles of everyday life. Residents enjoy the privacy of their own lockable room while sharing the apartment's common areas and household facilities with like-minded people in a friendly and relaxed atmosphere. ROOM This bright and comfortable room is part of Apartment GASTON, a well-maintained three-bedroom flat on the fourth floor (no lift). Its south-southwest-facing insulated window provides plenty of natural daylight while helping to keep the room pleasantly quiet throughout the year. The room is private, lockable and offers the level of privacy expected in a well-organised shared home. It already includes a comfortable single bed with an adjustable slatted base and a high-quality mattress, shelving/storage units, a chair and a shoe rack. A wardrobe and a desk will be provided no later than 15 August. They may already be available at the beginning of the tenancy, but this cannot be guaranteed. APARTMENT The flat is designed for three residents and offers a comfortable balance between privacy and shared living. Residents share responsibility for keeping the apartment's common areas clean and tidy. Regular cleaning by a person appointed by the landlord is intended to complement, not replace, residents' everyday efforts. The fully equipped kitchen features a ceramic hob, extractor hood, large fridge-freezer with three separate freezer drawers, microwave with grill and oven function, kettle and toaster. Each resident has dedicated cupboard and storage space. ◇ ADDITIONAL SHARED FACILITIES • Daylight bathroom with shower • Separate toilet with washbasin and urinal (available when not privately reserved) • Washing machine • Separate tumble dryer • Shared household and basic cleaning equipment At the rear of the property, a well-maintained courtyard with green areas provides access to the shared waste and recycling area. As the courtyard is also used by the restaurant on the ground floor, there is often regular activity during business hours. Occasional use of the table and chairs for a coffee, a tea or simply a short break may be possible by prior arrangement with the landlord. ◇ ADDITIONAL ITEMS • A vacuum cleaner may be made available if one resident accepts responsibility for damage or loss. • Subject to availability, an additional mattress (80 × 200 cm or 90 × 200 cm) may be borrowed for guests. • Bed linen and towels may also be available by prior arrangement. Refundable deposits of €80 for bed linen and €40 for towels may apply. LOCATION The apartment is situated in Esslinger Straße, a surprisingly quiet side street on the edge of Frankfurt's Bahnhofsviertel (Central Station District), directly adjoining Westhafen (West Harbour District). One of the property's greatest advantages is its unique combination of centrality and tranquillity. Although Frankfurt Central Station is only a few minutes' walk away, the apartment is located within a traffic-calmed zone, away from the busy main roads, creating a far more relaxed residential environment than many people would expect. Just outside the front door are cafés, restaurants, international grocery stores, a pharmacy, the River Main and the Westhafen promenade. Frankfurt Central Station, S-Bahn and U-Bahn services, nearby bus stops, as well as tram lines 12, 16, 17 and 21 from Baseler Platz, are all just a few minutes' walk away. The neighbourhood is lively, multicultural and diverse. Young professionals, families, artists, architects, designers and residents from many different cultural backgrounds all contribute to its distinctive character. Whether you are commuting, studying, temporarily working from home or simply enjoying your me-time by the river, the location offers an exceptional balance of convenience, connectivity and quality of life. INTERNET Wi-Fi is provided free of charge and is available upon arrival. The connection is generally stable and suitable for everyday use, including occasional remote work. Internet access is provided as an additional convenience free of charge. It is not part of the landlord's contractual obligations, and its continuous or uninterrupted availability therefore cannot be guaranteed. If particularly demanding internet use is expected, such as frequent remote work (home office), online gaming or large data transfers, this should be discussed in advance. Where technically possible, a more powerful individual solution may be arranged at the tenant's expense. COSTS IN DETAIL ◇ INCLUDED IN THE RENT • Utilities (electricity, gas and water) and all standard building operating costs • Cleaning of the staircase, entrance area and shared waste-disposal areas • German public broadcasting fee (ARD/ZDF/Deutschlandradio) After registering the residence, the tenant will normally receive a letter regarding the broadcasting fee. Please contact the landlord after receiving this letter. The relevant contribution number and any other necessary information will then be provided, as the broadcasting fee for the apartment has already been paid. ◇ ADDITIONAL CHARGES (WHERE APPLICABLE) • Optional separate toilet: €25 per month (subject to availability) • Final cleaning: one-off charge of €80 (may be halved) • Shared-area maintenance cleaning: currently €35 per month (based on weekly cleaning) • Heating surcharge: €40 per month (1 October – 15 May) • Permanent occupancy by two people (where permitted): total rent +30% • Guests: generally €15 per overnight stay If the room and the tenant's share of the apartment are returned in a particularly clean and orderly condition, the final-cleaning charge is halved. By confirming the booking, the tenant expressly agrees that the security deposit shall not be used to replace the final month's rent. The tenant shall not withhold, reduce or offset any part of the final month's rent on this basis. Any deposit refund will be calculated separately after the tenancy has ended. Any breach of this agreement, including the withholding, reduction or set-off of only part of the final month's rent, shall give rise to a contractual penalty equal to 30% of the full final month's rent. This shall not affect any further legal rights or claims of the landlord. ◇ SHARED-AREA MAINTENANCE CLEANING Residents are expected to organise the regular cleaning of the shared areas themselves. As long as these areas are kept to a good standard, no additional cleaning charges apply. The shared areas are currently maintained by a person appointed for this purpose. The current monthly flat-rate charge is €35, based on weekly cleaning. If the landlord considers the cleanliness and overall condition of the shared areas sufficient to justify less frequent or no external cleaning, the charge may be reduced to €25 per month (approximately fortnightly cleaning) or discontinued altogether. Any new or increased cleaning charge will be announced in writing at least two weeks in advance. The agreed monthly flat-rate charge is based on the agreed maintenance-cleaning arrangement and is not affected by occasional changes in how the cleaning is organised. The agreed monthly rent remains unchanged throughout the tenancy, giving the tenant certainty about their housing costs. Where applicable, maintenance-cleaning charges, the final cleaning fee and any other justified claims arising from the tenancy are taken into account as part of the final security-deposit settlement. ◇ HEATING The standard heating surcharge of €40 per month is intended to cover normal residential energy consumption during the heating season. Only in exceptional cases of clearly excessive and avoidable energy consumption, as indicated by objectively observable usage behaviour, may the surcharge be increased, and never beyond €70 per month. Examples include, in particular, leaving windows open for extended periods or permanently tilted while the heating is operating, whether in private rooms or shared areas. Before any increase is applied, the tenant will normally be notified in text form at least two weeks in advance and given the opportunity to adjust their energy-consumption behaviour. An increase will normally only be considered if no sufficient improvement is observed during that period. Residents are expected to use heating, ventilation and electricity responsibly and to use energy in a generally considerate and cost-conscious manner. RENTAL TERMS & LEGAL INFORMATION ◇ GENERAL Before making a booking, prospective tenants are welcome to discuss any questions or specific requirements via the HousingAnywhere chat. As this listing already sets out the main terms and conditions of the tenancy in detail, a separate written tenancy agreement is usually not required. If a written agreement is specifically requested, this can normally be arranged upon request. The terms set out in this listing form the basis of the rental agreement and are intended to cover all matters normally relevant to the tenancy. Only in exceptional cases may additional terms be agreed between the landlord and the tenant before booking. Once confirmed via the HousingAnywhere chat, they also form part of the rental agreement. To avoid misunderstandings, bookings should only be completed once all relevant questions have been clarified. Where legally permissible, the place of jurisdiction shall be Frankfurt am Main. ◇ STRICTLY SMOKE-FREE This is a strictly smoke-free shared living environment. To protect the comfort, well-being and safety of all residents, smoking is prohibited throughout all furnished shared apartments within the building. This includes all private rooms, the apartment's shared areas, the building's common areas, and smoking at or through open windows. This prohibition applies to all forms of smoking, vaping, burning or similar activities. This includes, but is not limited to, cigarettes, cigars, pipes, e-cigarettes, vapes, hookahs (shishas), incense, scented smoke, candles, open flames and any other activity that may produce smoke, persistent odours, residue or a safety risk. A verified breach of this rule will result in an immediate contractual charge of €250. At the landlord's discretion, this amount may either be invoiced separately or deducted from the security deposit. If necessary, tenants remain liable for the actual costs of additional cleaning, odour removal, repainting, repairs, replacement of furnishings or fixtures, and any financial loss resulting from delayed re-letting. ◇ ELECTRICAL APPLIANCES The flat-rate rent is calculated on the basis of normal residential electricity consumption. The installation or operation of additional high-energy electrical appliances is not covered by the rental agreement and therefore requires the landlord's prior express consent in text form in order to preserve the agreed flat-rate rental arrangement. Any use without such consent constitutes a material breach of the rental agreement. Depending on the circumstances and applicable law, the landlord may take further legal action, including termination of the tenancy without notice. ◇ SHARED-LIVING RESPONSIBILITIES Each resident has the exclusive use of a private, lockable room while sharing the apartment's common areas with the other residents. A pleasant living environment depends on mutual respect, consideration and cooperation. This includes helping to keep the shared areas clean and tidy, respecting quiet hours where appropriate, and using the shared facilities responsibly. ◇ ACCESS TO THE APARTMENT From time to time, the landlord or authorised persons (such as cleaners, caretakers or tradespeople) may require reasonable access to the shared areas for cleaning, inspections, maintenance, repairs, viewings with prospective tenants, or the preparation of photographs or videos for future rentals. Private rooms will only be entered with prior notice and a legitimate reason, except in emergencies. Any occasional inspections are intended solely to ensure that the apartment remains clean, safe and well maintained for the benefit of all residents. HOUSE RULES ◇ WASTE SEPARATION & COURTYARD As waste separation is an important part of everyday life in Germany, tenants are kindly asked to follow the local recycling rules. The official FES Frankfurt app provides clear guidance in several languages, including information on waste separation and the locations of public glass recycling containers. If any questions arise, the landlord will be happy to assist. Bulky waste must not be left in the courtyard and should be arranged with the landlord in advance. As the courtyard is also used by the restaurant on the ground floor, there is often lively activity during business hours. To ensure smooth operation, access routes must always remain clear. Occasional use of the table and chairs for a coffee, a tea or simply a short break may be possible by prior arrangement with the landlord. ◇ QUIET HOURS To ensure a pleasant living environment for everyone, quiet hours are observed throughout the building every day from 11:00 p.m. to 8:00 a.m. As residents have different daily routines, mutual consideration is particularly important. Some people need to get up very early for work or university, while others may work late into the evening and sleep longer in the morning. During quiet hours, particular consideration for fellow residents is expected. Noise should be kept to an absolute minimum, both inside the apartment and in the staircase. Loud conversations in the staircase should be avoided at all times. Most of the apartment entrance doors are original, solid wooden doors with glass panels dating back more than 100 years. All apartment entrance doors should be closed gently and should not be allowed to slam shut, both to minimise noise and to help protect these historic doors. If necessary, using the key helps ensure that the door closes as quietly as possible. SECURITY DEPOSIT The security deposit serves to protect the landlord until the tenancy has ended. It covers outstanding rent, damage and any other justified amounts arising from the tenancy. The deposit must be transferred to the platform's designated account before the keys are handed over. Only in rare and well-justified exceptional cases, and only by prior agreement, may the landlord, at their sole discretion, agree to an alternative payment arrangement. A suitable bank guarantee may also be accepted. By confirming the booking, the tenant expressly agrees that the security deposit shall not be used to replace the final month's rent. The tenant shall not withhold, reduce or offset any part of the final month's rent on this basis. Any deposit refund will be calculated separately after all keys, including any duplicate keys, have been returned. Any breach of this agreement, including the withholding, reduction or set-off of only part of the final month's rent, shall give rise to a contractual penalty equal to 30% of the full final month's rent. This shall not affect any further legal rights or claims of the landlord. If the room and the tenant's share of the apartment are returned in a particularly clean and orderly condition, the final-cleaning charge is halved. Provided that no justified claims remain outstanding, the room has been returned in good condition and all payments have been settled, the deposit is normally refunded within 48 hours, and no later than 7 days after the tenancy has ended.
