COST OVERVIEW

Rental-duration surcharges
Applied to the base monthly flat-rate rent shown in the listing:
• Less than 3 months: +14%
• At least 3 months but less than 6 months: +9%
• 6 months or longer: base rent of €630
If the tenancy is terminated by the landlord, the above short-term surcharges do not apply.
The separate provisions concerning non-payment of the final month's rent and breaches of the strict smoking ban are explained further below.
WELCOME
Welcome to one of the six smoke-free shared apartments at Esslinger 11, a four-storey historic building dating from 1897.
The property has been in my family since the early 1950s. After World War II, my maternal grandparents, refugees from Transylvania, rebuilt the two upper floors that had been damaged during the war and established a new life in Frankfurt.
The various “Furnished Living Easy Going” apartments are mainly home to younger professionals, interns, trainees and students from Germany and many other countries.
The basic principle throughout the house is simple: a comfortable and sociable atmosphere inside is very welcome, but parties and excessive noise belong outside the building and courtyard.
THE ROOM
The room on the second floor is compact but comfortable, with an appealingly high ceiling. It faces northwest and is private and lockable.
The insulated window provides excellent protection from the generally moderate street noise when closed and also improves thermal insulation.
Updated photos are not yet available because the room is currently occupied. The first eight photos in this listing show a room of exactly the same size, with very similar furnishings, located one floor below. Current pictures will gladly be provided as soon as they become available.
LOCATION
The property offers an unusually central yet surprisingly quiet location close to the River Main, while Frankfurt Central Station and excellent public transport connections are also within easy reach.
The neighbourhood has developed considerably since around 2010 and combines convenient access to the city centre and transport network with an attractive residential setting close to the water.
APARTMENT & SHARED FACILITIES
The shared kitchen is well equipped and includes general household items, a large fridge-freezer with three separate freezer drawers – one for each resident – as well as dedicated food-storage drawers and compartments for each flatmate.
A washing machine and separate tumble dryer are provided.
The kitchen currently also contains pots, pans, plates, cups, glasses, cutlery and various cooking utensils. These additional household items may be shared subject to the conditions explained under “Household Items” below.
The apartment also has:
• Daylight bathroom with shower
• Separate toilet
• Microwave
• Kettle
• Ironing board (iron not included)
Use of the table and chairs in the courtyard may be possible upon request. The private garden is not included.
RENT & PAYMENT
Rent is payable in advance and no later than the third working day of each month.
From the second month onwards, the tenant may request to transfer the rent directly to the landlord's account, thereby avoiding the platform's 2.5% transaction fee where applicable.
The HousingAnywhere Worry-Free option is deliberately not used for this listing. This allows rent payments from the second month onwards to be made directly to the landlord, avoiding recurring platform transaction fees for both tenant and landlord.
As a result, however, the regular security deposit specified in the listing must be paid in full before move-in.
HEATING & ENERGY
Energy costs are included in the flat-rate rental arrangement.
During the heating season from 1 October to 15 May, the standard heating surcharge is €40 per month.
If residents do not use heating and energy responsibly, the surcharge may, at the landlord's discretion, be increased by up to €30, to a maximum of €70 per month. This is intended only for exceptional cases; the surcharge normally remains €40.
Any increase will be announced at least four weeks in advance, giving residents an opportunity to adjust their energy-consumption behaviour.
SHARED-AREA MAINTENANCE CLEANING
Weekly maintenance cleaning of the shared apartment areas is provided at a fixed monthly charge of €30.
Residents nevertheless remain responsible for keeping the shared areas clean and tidy in everyday use and for coordinating this among themselves.
The weekly maintenance cleaning is intended to complement, not replace, residents' own responsibility for keeping the apartment clean.
FINAL CLEANING
A one-off final-cleaning charge of €60 applies at the end of the tenancy and covers the room as well as the tenant's proportional share of the shared apartment areas.
This assumes that the accommodation is returned tidy and broom-clean.
If the room – and particularly the tenant's share of the apartment – is returned in an especially clean condition, the final-cleaning charge is halved.
SECURITY DEPOSIT
The security deposit is €500 for a one-month rental and €1,100 for all longer stays.
The deposit is interest-free and must be paid in full before move-in.
For longer stays, a suitable bank guarantee may also be accepted upon request, avoiding the need to tie up a larger amount of money for the duration of the tenancy.
Provided that there is no damage, no outstanding rent or other justified claim, the landlord undertakes to arrange the return of the deposit within 2 to 7 days after the accommodation has been returned.
This period may only be affected by circumstances beyond the landlord's reasonable control, such as serious illness.
RENTAL PERIOD & TERMINATION
Suggested fixed rental periods are initially around 3 to 4 months, followed by extensions where desired, generally up to a total stay of approximately 12 to 18 months.
For example, successive periods of 4 + 3 + 3 months may be agreed and extended as required.
Termination arrangements are available for both parties during the first month of each agreed rental period. Two different models are available, and the precise arrangement can be clarified via chat before booking.
INTERNET & HOME OFFICE
High-speed internet is available and can normally be used immediately upon move-in.
Where required, an internet-use agreement concerning liability may need to be signed no later than move-in.
The landlord accepts no liability for illegal internet use by residents, occasional insufficient signal quality or other interruptions not caused by gross negligence on the landlord's part.
The included internet connection is intended primarily for normal residential use.
There is no entitlement to intensive home-office use. Anyone expecting to work regularly from the room should discuss this with the landlord in advance.
For intensive home-office use exceeding two days per week – for example in connection with self-employment – an additional amount may be agreed. This will normally result in an increase of €70 per month.
Where desired, Vodafone may offer suitable individual internet arrangements with flexible terms at the tenant's own expense.
OPTIONAL ITEMS
Optional items such as bed linen, towels and similar extras may be available as described elsewhere in the listing or upon request.
HOUSEHOLD ITEMS
The microwave, kettle and ironing board (without iron) are provided as part of the rented accommodation.
Additional household and cleaning items – potentially including a vacuum cleaner, cleaning equipment, pots, pans, crockery, cutlery, cooking utensils, chopping boards, trivets and similar items – may also be made available.
Where these additional items are provided, the longest-standing resident normally assumes responsibility for keeping them clean and for damage or loss. Appropriate arrangements among the flatmates are therefore important.
There is no obligation to accept this responsibility. If responsibility is declined, however, use of the respective additional items is not permitted. Continued unauthorised use after a written request to stop may, depending on the circumstances and applicable law, constitute grounds for termination of the tenancy without notice.
FINAL MONTH'S RENT
The final month's rent must be paid in full and on time.
The security deposit may not be used as a substitute for the final rent payment, as this would reduce the security available to cover justified claims arising at the end of the tenancy.
If the final rent payment is not made, the landlord may claim or deduct an amount equal to 50% of the monthly flat-rate rent, in addition to pursuing any outstanding rent and other lawful claims.
STRICTLY SMOKE-FREE
This is a strictly smoke-free property.
The smoking ban applies to the private room, the entire apartment, all common areas of the building including the staircase, and smoking at or through open windows.
In the event of a verified breach, an immediate contractual charge of up to 50% of the monthly flat-rate rent may become payable.
Repeated or serious breaches may additionally result in claims for damages and, where legally permissible, termination of the tenancy without notice.
Tenants are also responsible for compliance with the smoking ban by their guests.
PRIORITY & INDIVIDUAL AGREEMENTS
If the listing and an individually agreed arrangement confirmed in the HousingAnywhere chat differ, the individually confirmed arrangement takes priority.
Any additional individual agreements may also be made in writing via HousingAnywhere chat, email or another agreed written form.
Unless otherwise agreed in writing before or after booking, the terms and individual arrangements contained in this listing form part of the rental agreement.
SEVERABILITY & JURISDICTION
If any provision contained in this listing is or becomes legally invalid or unenforceable, it shall be replaced by a legally permissible provision that comes as close as possible to the original purpose and intention. Any necessary replacement provision should be agreed between the parties without undue delay.
Where legally permissible, the place of jurisdiction shall be Frankfurt am Main.
